Why should I hire a stager?

Consider this:
  • Professionally staged homes are under contract within an average of 15 days and sell within an average of 35 days compared to 175 days for non-staged homes for the average sales price of 95% of the list price.
  • After a month on the market, most homeowners will reduce their sale price by 10%.  On a $400,000 home, the first price reduction is $40,000.  If the home had been professionally staged for $5,000 and sold within the first month on the market, the homeowner would have made $35,000 more than they otherwise would have plus saving the cost associated with holding a property.  
"My friends tell me that my house is fine.  They have looked at plenty of homes for sale that were vacant or messy or poorly decorated or cluttered inside.  It's too expensive to stage my house."

When a potential buyer looks at a home, any noticeable issues raise the following questions:

  • This is an awkward space.  How could I fit my furniture into it and how would this space be used?  It's just wasted space.
  • How much work will it take to update the look of this home and how long will that work take?
  • If I can see these issues already, how many hidden problems are there?
  • Why are the owners selling?  Are they desperate and will take less money?
These are all thoughts that threaten your sale and sale price.  These are also issues that will cause your home to sit longer on the market.  It is always worth putting in the small amount of money required to stage a home to increase the sales price by much more and to enable your property to sell quickly, thereby avoiding costly holding costs such as utilities and further insurance, property tax, and mortgage payments.

While your house may even look stunning inside, that does not always translate to well-staged wide angle real estate photos and home showings.  Homes are sold online these days before a potential buyer even walks in the door.  The photos are as, if not more, important than what the house looks like in real life.  These days, the expectation for a home's online presence are high.  A cohesive updated look needs to be present across all the rooms in your home so that, when clicking through all the listing photos, the whole package sells itself.  You want your house to stick in the minds of your buyer before they even see it.  A memorable home gets talked about.  Sometimes you are too close to the property to see potential pitfalls.  When you look at something all the time, it tends to become invisible to you.  Part of my job is to identify those issues and to create the cohesive updated package today's buyers want.

In real estate, we are selling a dream, potential, peace of mind, and a lifestyle.  Once the house is on the market, it is no longer yours, it belongs to the potential buyer.  I want to make your home the house of their dreams...the house they fall in love with...and the house they need to own.
